HOPE's
Homeownership Program
provides assistance to individuals and families who are interested in owning a home.
Pre-purchase and budget counseling are key components of the program to
adequately prepare clients for making the step to homeownership.

HOPE offers a variety of mortgage options
for any potential buyer, including
previous homeowners. Affordable loan packages are available through HOPE's
lending partners for homebuyers who need financing for existing homes,
new homes or manufactured homes.
HOPE is an affiliate of
JustChoice Lending,
which offers a special mortgage product exclusively for low-income homebuyers in Central
Appalachia.
502 Direct Loans
are funded by the federal government and mortgage payments are based on the household's adjusted income. Getting a
502 Direct Loan provides an opportunity to own your home and build equity for the
future. Financing options are available for clients with fixed incomes, those
who are self-employed and the working class. A 502 Direct Loan can offer:

JustChoice Lending also offers
502 Guaranteed Loans to help moderate-income homebuyers
purchase homes in rural areas.
JustChoice Lending is backed by the
Federation of Appalachian Housing
Enterprises (FAHE), a regional network of nonprofit housing
providers that is a Certified Fair and Safe mortgage lender with more than 25
years of lending experience.
Planned Communities
HOPE offers affordable, energy-efficient housing solutions through the planned
development of new home communities. Custom-built or modular homes
are available.
HOPE's
Deerfield
community is an innovative and environmentally friendly
subdivision in Wytheville developed through a combination of federal, state and
private funding.
Phase I consisting of 18 lots is sold out. Phase II consisting of 12 lots is currently under development and has only
two lots remaining. Click

HOPE's newest planned community under development is
Long
Meadows in Fort Chiswell, consisting of 23 lots. Homes will be built to
Energy Star certification requirements to provide
20%-30% in energy savings to homeowners. Click

Houses of HOPE
The Houses of HOPE program began in
2013 in response to the need to assist low-wealth, disadvantaged individuals
with hard-to-develop homes. The program uses volunteer labor and materials to
build or repair homes in a Habitat for Humanity-style project.
